Job Summary:

The purpose of this position is to serve as the Director of Project Management for an international client account with locations across the United States, Puerto Rico, and Mexico. Will be required to provide leadership as well as technical, supervisory, managerial, financial, and administrative services necessary to fulfill all client requirements for new construction, renovation, build-to-suit, tenant improvements, infrastructure, and move-add-changes (MAC) and other projects as necessary.

Essential Duties and Responsibilities:

Directs project management staff to deliver service levels within the prescribed budget while meeting the requirements of the master service agreement governing the account.

Provide a meticulous and detailed project management approach to execution of client’s projects in order to align our facilities objectives and strategies with the client’s corporate goals and objectives.

Develop a model to provide the most cost-effective solution to the client’s construction projects while providing a single, seamless point-of-contact throughout the entire process and across the portfolio.

Responsibilities include project planning and administration, design, construction management, scheduling, estimating, quality control, safety planning, outfitting, start-up, and commissioning.

Provide project solutions that foster innovation and demonstrate economy, flexibility, and creative utilization of space.

The project management team will maintain documentation supporting best practices in the industry ad performance metrics on current and past projects.

Deliver project solutions that the successfully support the core business needs of the client at eh lowest cost and within the best delivery timeline.

Reviews client’s strategic plans and determines appropriate staffing levels to meet expectations.

Reviews capital project budget reports for multiple properties. Creates actions plans to improve financial position(s).

Manages negotiations for contract services.

Reviews various facilities management reports. Meets with client management team and appropriate departments to evaluate results and utilize same for decision making purposes.

Develops and maintains positive client relationships.

Conducts client meetings, oversees reporting, ensures prompt resolution of all matters affecting client account in an expeditious and professional manner.

Communicates to clients regarding projects and project management matters in-general, emergency preparedness plans, site inspections, project audits, progress reports, and other related reports.

Manages and coaches project management staff to deliver excellent service levels for the client within budget.

Researches and implements new processes and technology to improve project management efficiency.

Develops environmental health and safety procedures. These procedures include emergency action plans, disaster recovery, business continuity, and other related procedures.

Produces and maintains various project management reports.

Oversees management of capital projects.

Other duties may be assigned.

Supervisory Responsibilities:

Manages the planning, organization and controls for a major functional areas or departments for international client account. Provides formal supervision to individual employees within project management department.

May be responsible for a mix of direct and matrix reports.

Approves subordinate’s recommendations for staff recruitment, selection, promotion, advancement, corrective action and termination.

Effectively recommends same for direct reports to next level management for review and approval.

Plans and monitors appropriate staffing levels and utilization of labor, including overtime.

Monitors appropriate staffing levels and reports on utilization and deployment of human resources.

Leads and supports project management team in areas of staffing, selection, training, development, coaching, mentoring, measuring, appraising and rewarding performance and retention.

Leads by example and models behaviors that are consistent with the company’s values.

Education and Experience:

Bachelor’s degree required. Minimum of ten years of related experience and/or training. Prior supervisory experience required.

Certificates and/or Licenses:

Project Management certification/educational background preferred. Driver’s license may be required.

Communication Skills:

Must be fluent in English and Spanish and able to conduct business in both languages.

Ability to comprehend, analyze, and interpret contracts and other business documents.

Ability to solve advanced problems and deal with a variety of options in complex situations. Requires expert level analytical and quantitative skills with proven experience in developing strategic solutions for an international client account with multiple locations throughout the United States, Puerto Rico, and Mexico.
